Development exceeds height limit
A PROPOSED development on the site of Dawson's amusements will require a breach of the Bray Town Development plan.
The five-storey building exceeds a fourstorey height limit and not enough of the floor space is set aside for commercial, tourist or recreational use.
A notice was placed in the Irish Independent last week announcing Bray Town Council's intends to consider granting a material contravention of the plan so that the works can go ahead.
The notice outlined 'full demolition of existing Dawson amusement arcade and other residential and commercial buildings on site'.
There was also mention of construction of a new commercial and residential development with additional modifications to those drawings submitted to the planning authority last year.
Works will include eight commercial units with two restaurants, commercial and residential parking, residential apartments from the 1st to 5th floors, a childcare facility and landscaped areas.
Access for most commercial and residential vehicles would be through a main entrance on Strand Road while a laneway on Putland Road would accommodate crèche traffic, emergency access and setdown. The plans contravene the current Development Plan which has earmarked the area as an 'opportunity site'.
Submissions may be made to the Council by February 12 and the public may attend the Council meeting that will be held on Tuesday March 2 at 7.30 p.m. in the Town Hall.
